 From the President

It is a great honor for me to be serving again on the Board of Directors and as President of the Council of Co-Owners. My thanks to all of you for your support - together we share the pride of ownership of our world-class resort with an extraordinary history and record setting guest satisfaction levels achieved by the Marriott Management Team.

I want to congratulate our new General Manager, Paige Lund, for her leadership and the excellent work of her team. Those of us who attended the October meetings were struck by the resort's stunning appearance and the high energy level of the Camelback Staff. I would also like to thank Oliver Reschreiter, Resort Manager; Marjorie Jackson, Director of Event Management; Senija Merdzanovic, Director of Finance; Jonathan Amato, Director of Sales & Marketing; Jon Reid, Director of HR, and Michael Hodgins, Director of Golf. Their leadership and hard work is a driving force in Camelback's success.

I am sad to report that we recently lost a member of the Resort Team and Camelback family. Gilbert Puzon, Director of Engineering, passed away in late November. Over the past several years Gilbert played a major role in the successful completion of the new ballroom, redesign of guest bathrooms, and guestroom renovations. Gilbert was a great friend to those privileged to know him and work with him.

It is my privilege to serve with a talented and dedicated Board of Board of Directors including Vice President Bob Zubenko, Secretary Betsy Heath, Treasurer Charles Clist, immediate past President, Randy Pugh, Christopher Gable, and John Simon.

One of our goals in the coming year is to strengthen the role of the committees. This should improve the efficiency of the Board and provide additional opportunities for more Co-Owners to become involved. Connie Clark will Chair Property Planning. Connie is a former president with prior committee service. Charlie Clist will continue to lead the Financial Review Committee. Steve Striegel will chair the Events Committee and Betsy Heath will continue to keep us informed as chair of the Communications Committee. We still have a few committee positions open, please let us know if you are interested in serving as a member.

In the year ahead our focus will be on serving the Co-Owners. Specifically, in protecting your rights under the Condominium Documents and by supporting the work of Marriott and of our General Partner, CHMWarnick.

My thanks to the Communications Committee for assembling the More News From Camelback Inn that follows. We will continue to keep you posted and please don't hesitate to let us hear from you.

 2019 Annual Meeting Recap

The 2019 Annual Meeting of the Council of Co-Owners was held Saturday morning, October 19, at Camelback Inn. David Bartholomew and Chris Gable were elected to the Board of Directors; the minutes of the 2018 Annual Meeting were approved and various reports were presented.

Draft minutes of the meeting, including all presentations, are available on the Co-Owners website and will be officially presented for your approval at the October 2020 Annual Meeting.
At its Annual Meeting held in the afternoon of October 19, the Board of Directors elected the following officers to serve until the 2020 Annual Meeting:

President - David Bartholomew
Vice President - Bob Zubenko
Secretary - Betsy Heath
Treasurer - Charlie Clist

 General Partner Presentation

Following the Annual Meeting, the General Partner held an information session that included financial reports and input from the General Manager about the Inn's performance to date. The text of the presentation is available on the Co-Owner's web site. Included in the report are details of plans for important changes involving the work performed by Gemisys.

 Recent Unit Sales

Units 406 and 537 were listed for sale in October. Offers have been accepted and are pending finalization. Units listed for sale can be found on the website on a page that can be viewed without a password. If you would like to receive notice of pending sales, please note the instructions on the Units for Sale web page.

 Save the Date - October 10, 2020 Annual Meeting

At the request of the General Manager, the Board has agreed to schedule next year's Annual Meeting events one week earlier in order to facilitate booking of important group business. The events will begin on Thursday, October 8 and conclude on Saturday, October 10. As usual, the resort will block rooms availability for the event dates. Co-Owners attending are encouraged to make plans early and particularly if you plan to use your unit before or after the event days. October is a high demand month and to be assured of vacation time on dates before or after the events, it is recommended that time be reserved prior to May 31, 2020.

 Future Annual Meeting Dates

CBI Management has also asked the Board to consider rescheduling the dates of the 2021 and 2022 Meetings. Although the usual Annual Meeting date is the third Saturday in October, the By-Laws give the Board flexibility to adjust the dates based on the needs of the Resort. Dates being requested by the General Manager are:

Saturday, October 30, 2021
Saturday, October 29, 2022

The Board has not yet given final approval and would like to receive input from Co-Owners. The dates are close to Halloween and it is important to learn if this would influence Co-Owner attendance. Please keep in mind that October is a very desirable time to visit Arizona and Marriott wants to maximize our returns by booking as many premium paying guests as possible when our rooms are in high demand.

 New Owner Primer

The New Owner Primer was announced at the Annual Meeting, and has been met with positive comments. The document is not meant to provide details about the specific benefits and privileges of ownership, but rather is a basic quick start (or "how to") manual about the CBI owner's website. For those who didn't get a paper copy of the document at the Annual Meeting, it is available on the What's New page of the website.

 Land Encroachment Issues

At the 2019 Annual Meeting, Board President Randy Pugh announced that, with construction of the Paradise Ballroom, Marriott had encroached upon portions of common element property. It also recently came to light that resolution of prior encroachments, which had been approved by the Co-Owners, had never been signed or recorded. Just prior to the Annual Meeting, the Board met with Marriott representatives and all parties have agreed to work toward a mutually acceptable resolution encompassing all the encroachment issues. Since the Annual Meeting, the Board met several times in Executive Session to discuss various options and is now initiating further discussions with Marriott.

 Highlights of the November 20 Board of Directors Meeting

   •  Steve Striegel was appointed to chair the Events Committee which plans the events and meals for the Annual Meeting.
   •  Gary Torrence was appointed to the Financial Review Committee, joining Chairman Charlie Clist on the committee.
   •  The appointment for Nominating Committee was tabled until the January 16, 2020 Board meeting.
   •  Discussion of Management requests to change future Annual Meeting dates and for use of storage areas adjacent to the new ballroom.
